New Builds are a projects that start with a dream. Maybe you already have land, or maybe you want to design a home while looking for land. You probably have a Pinterest board of ideas and need someone experienced to make everything come together - that’s me. Tell me your vision, your dreams, your story, and let’s make a home customized to your family.
To build a new home, you need construction documents. These were once called “blueprints” and are the guides for your mortgage providers, banks, contractors, subcontractors, and suppliers. My drawings are what they need to provide you with their services.

Additions are fun because your project has pre-existing boundaries. The first step is to look at the site to evaluate the feasibility of the project physically and financially. Then we measure the existing conditions of the site and house to start the design process.

Renovation projects operate similarly to additions, but focus on changing parts of the house that already exists. The first step is to look at the structural feasibility of the project and then evaluate if the goals can be met within the budget. After that, we measure the house to start the design process.

Renderings are artistic images of the proposed house. The renderings offered by ARD are three-dimensional and in color. This allows clients to play out their material and color schemes before purchasing materials. Seeing a realistic image of your home before construction commences offers significant peace of mind on the final result.

Details are what make home design personal. Interior drawings allow for more customization to select spaces. They are great for any room, but are most commonly drawn for spaces with special tile, cabinets, vaults, fireplaces, or anything else that isn’t blank wall space. Interior drawings are also useful as a 2D representation of an actual space.
If desired, 3D renderings can be done for interior spaces as well. This allows clients to see their cabinet colors, flooring, tile, door styles, and paint colors to get the “vibe” they are looking for before purchasing materials.

Ground Zero
Let’s meet for coffee, tea, or the drink of your choice. We can get to know each other and discuss your dreams of home. There’s no consultation fee, no commitment, and no worries. Feel free to ask questions and be open. My goal is to be an asset to you as you go on your unique custom-home journey!

The Proposal
After the Ground Zero meeting, you will receive an email with a “proposal for design services.” The proposal lays out the specific drawings your project needs to pass permitting and optional services that allow for more customization should you want them. It clarifies pricing, timelines, answers common questions, and acts as a guide for the use of these construction drawings down the road. The proposal can be signed digitally without downloading any software. Projects are scheduled upon receipt of signed proposals.

The Work
The initial drawings (plans and elevations) form from our Ground Zero conversation, your sketches, and any other mode of inspiration you give to me. After a few days, you will receive drawings for feedback and questions. We can text, email, or get together for anther coffee date to review. We do this together until you can “see yourself living in the drawings.” Working together is what makes each ARD home unique.
Afterward, I add the technical elements to the the drawings - what builders use to buy materials, estimate pricing, and actually build the project. When the drawings are at 95% completion, you will receive an email saying “I’m almost done!” with a final invoice. Once the final checks and adjustments are complete, you will receive a full set of construction documents ready for mortgage calculations, building estimates, and construction. This process usually takes 3-8 weeks.

Afterward
At all parts of your journey, I am available to you - just a call away. Both you and your builder have full access to me for questions and concerns as your build progresses. Please send me pictures of your progress and invite me out to see the build with you! I am invested in your excitement and would love to revel in it with you as your home comes to life.
